Built-in route: WordPress creates a .maintenance file automatically during core updates. To trigger it manually, drop a .maintenance file into your site root containing '<?php $upgrading = time(); ?>' — WordPress will render the default screen for 10 minutes then remove it.

Custom route: create a maintenance.php template in your theme root with your branded HTML, then add a small mu-plugin that checks a flag in wp_options and short-circuits into your template. This is what we ship for clients who want branded maintenance screens.

For real downtime discipline, send a 503 status code with a Retry-After header so search engines know it's temporary and don't drop the page from the index.
